You’re A New Realtor: Pt 2 – “Social Media Works…Period.”

I really think that this kind of content can help any real estate agent whether you’ve been in the business for 5 10 15 25 years maybe, especially if you’ve been in the business for a long time and need a rebranding or a new start fresh start a new look at culture in perspective of selling real estate. Obviously there are tried-and-true things at work in real estate and sales that you know, that you’ve been doing or else you would not be in the industry this long. If you’ve been in for 5-10 plus years keep doing what you’re doing, but I’m hoping to provide some kind of value maybe provide something that you can do& learn some new knowledge or reorganize some old knowledge to better reach the audiences in the demographics in today’s culture and especially here at the beach on the east coast in North Myrtle Myrtle Beach here in South Carolina. Maybe  because real estate is local, hyperlocal, so if you’re listening to this podcast in California, New York, Chicago, Minnesota, Kentucky, obviously there’s going to need to be (as far as reaching your audience) communication for buying and selling real estate and you got to find the “what” in your local market and become the expert there and have that kind of expertise of who and and why and what and all those good things when working with buyers and sellers in your career.

Hopefully there’s some macro-content here, little things, we’re talking about and that’s really what this series is about.  Part one last week we talked about your new realtor career and we were talking about databasing your network and sphere.  Like actually organizing and taking the time to do this.  The very first thing you need to do in my opinion when you get into real estate is to database your sphere since your sphere and your network people that you know (family friends co-workers ex co-workers friends from back home if you’ve moved) you need to get email address, get ready some communication to let them know that you’re in real estate and to tell them about your new career. Now you have to communicate with them as far as reaching out and staying in contact with them. Now, part 2, you will probably like roll your eyes and you probably will snicker and maybe a big sigh and say “really? this is all I hear about everywhere.”  Social media works and I obviously, as a consumer, reaching the attention of the person is, whether we want to admit it or not, and whether we like it or not, you’re losing a huge a chunk of the audience and their attention too, without it.  Social media works: as a new agent and getting into the real estate industry you have to take full advantage of social media. Never before in the history of the real estate industry has there been such an easy way (and free) – I stay again, free –  free… free way to brand and market yourself. I don’t want to get too heavy into the fact that you can be super spammy and you know when you’re marketing and when you’re branding… obviously there is context and there is strategy.  There is a method to the Social media marketing and branding and you need to be careful how you communicate on which platform and who (the audience) you’re trying to reach. There are micro-level things that you need to pay very close attention to, and you can go back to other podcasts ( https://itunes.apple.com/us/podcast/thee-eagle-reality-real-estate-career-talk/id1186837599?mt=2 ) I’ve done other and videos on our YouTube channel ( www.youtube.com/eaglerealty1 ) and you can see there is certain ways to break down social media and do it correctly and do it wisely to maximize the benefits. But you need to realize as a  realtor you have to take advantage now and every day.  You need to take advantage of every social media platform and you have to be consistent.  There are demographic studies out there that you can get on and you can see who the target audience is. You can connect with people that you haven’t in a long time and you can learn more about them to make sure that you have that long term relationship.  You have to do it in such a way that it’s relational and that it is social.

It’s all free and you need to take advantage of Snapchat, Instagram insta-stories, Facebook, Twitter, LinkedIn, etc.  You need to know even emerging platforms like musically, anchor, etc. Be aware and be using on a consistent basis. That’s number one. Be consistent and then in a contextual bases, as far as being native to the platform and finding what works.   Are you aware of your message and your content? That’s so important depending on the platform that you’re posting on.

I’m not going to spend this time on the micro level, but rather the macro level.  The second most important thing when getting into real estate school or getting out of school,  you have to be on, using, and utilizing social media because it works.  Why wouldn’t you?  It’s free marketing and branding that you can hit the ground running at the jump start in your career with a few clicks, a little bit of time, and a little bit of effort.  My gosh, if 20 years ago, think about how many real estate agents would have made that much more money, would have been much more successful? With the advancement of social media platforms and connecting with people from anywhere, there is no reason no reason at all that you shouldn’t be using social media and all the platforms to your fullest advantage in your real estate career .
